ResiAP Terms of Service & Community Content Policy

These Terms of Service govern your use of ResiAP™ - The Resident Amenity Portal, including its website, resident portal, mobile applications, reservation tools, community bulletin, and service notifications. By creating an account, accessing the mobile app, or using ResiAP, you agree to these terms and to the standards below for respectful and lawful participation.
Accounts and eligibility
ResiAP is provided to participating properties, their authorized staff, residents, and designated service providers. You must provide accurate information, protect your login credentials, and promptly report unauthorized account use. Property management controls resident eligibility, amenity access, property rules, and staff permissions.
License to use ResiAP
Subject to these Terms, ResiAP grants you a limited, non-exclusive, non-transferable, and revocable license to access and use the ResiAP website, resident portal, and mobile applications for their intended purposes. Residents may use ResiAP for their personal, non-commercial interactions with a participating property. Authorized property staff and service providers may use it for the property-management or service activities assigned to their accounts. This license lasts only while your account is active and you remain eligible to use the relevant ResiAP services.
ResiAP and its licensors retain all rights in the service, including its software, design, branding, and documentation, except for rights expressly granted in these Terms. You may not copy, modify, distribute, sell, sublicense, or create derivative works from ResiAP; reverse engineer or attempt to extract its source code except where applicable law permits; remove proprietary notices; circumvent technical or access controls; or use the service outside the permissions associated with your account. Nothing in this license transfers ownership of ResiAP or grants rights to ResiAP trademarks or third-party materials. Components supplied by third parties may be subject to their own license terms.
This license ends when your account or access is suspended or terminated, or when these Terms no longer permit your use of the service. You must then stop using the affected ResiAP services. Any rights that cannot be restricted under applicable law remain unaffected.
Reservations and property rules
Reservation availability, pricing, deposits, approval requirements, cancellation rules, guest limits, and amenity policies are established by the participating property. A request is not confirmed until it is approved or otherwise shown as confirmed in ResiAP. The property may deny, modify, or cancel access when reasonably required by its rules, safety needs, or facility availability.
Fees and payments
Amenity charges displayed in ResiAP are administered by the participating property. Property subscriptions and onboarding fees may be processed by Stripe or paid under a separate written billing arrangement. Applicable charges, billing intervals, and renewal terms are presented before payment. Stripe's own terms apply when Stripe processes a payment.
Electronic forms and signatures
Some reservations require agreements, waivers, acknowledgments, or electronic signatures. Typing your name, selecting an acceptance control, or submitting a signed form constitutes your electronic signature and agreement to the displayed document. Signed forms may be retained for seven years after the associated reservation, subject to applicable law and the participating property's recordkeeping obligations.
Acceptable use
You may not misuse ResiAP, impersonate another person, submit false information, interfere with service operation, attempt unauthorized access, upload unlawful or harmful content, or use the service in violation of property rules or applicable law. Residents, staff, and guests are expected to act respectfully and lawfully at all times while using the platform.
Community bulletin and user-generated content
ResiAP allows residents to submit community announcements, flyers, and related materials for property review. By using these features, you agree that you are solely responsible for any content you post, upload, or share. Objectionable, abusive, unlawful, or otherwise harmful content is strictly prohibited.
Prohibited content includes, but is not limited to: defamatory, abusive, or harassing material; hate speech or discriminatory messaging; threats or graphic violence; sexual or obscene content; spam, scams, or solicitation; content that exposes personal information without consent; infringing or unauthorized third-party materials; and any content that promotes illegal or unsafe conduct.
ResiAP uses a mandatory administrative moderation workflow for community submissions. All resident-submitted flyers, announcements, and attachments are reviewed by an authorized property administrator before becoming visible to the wider community. Property administrators reserve the right to reject, remove, edit, or block any submission that violates these standards, property rules, or applicable law, without prior notice.
Reporting objectionable content
If you encounter content that violates these rules or otherwise raises safety or conduct concerns, you should report it immediately through the in-app Report Post option on the relevant bulletin item or by emailing support@resiap.com. Reports are reviewed by property administration and the ResiAP team. The platform may remove the content, restrict access, suspend the user, or terminate the account if the report is substantiated.
Transactional text messages
Designated housekeeping staff or service providers may expressly opt in to receive automated transactional text messages from ResiAP. Messages concern approved stays, service coverage, check-in, checkout, and related operational reminders. Message frequency varies. Message and data rates may apply. Consent is not a condition of purchase.
Reply STOP to unsubscribe or HELP for help. Supported carriers are not liable for delayed or undelivered messages. Opting out of text messages does not alter other contractual service obligations; contact the property office to arrange another communication method. ResiAP does not sell or share mobile opt-in information with third parties for their marketing purposes.
Service availability
We work to keep ResiAP available and accurate, but uninterrupted or error-free operation is not guaranteed. Planned maintenance, internet outages, third-party services, and events beyond reasonable control may affect availability. Contact the property office for time-sensitive reservation or service matters when ResiAP is unavailable.
Disclaimers and limitation of liability
ResiAP provides administrative software and does not own, operate, inspect, or supervise a property's amenities. To the fullest extent permitted by law, ResiAP is not responsible for property conditions, resident or guest conduct, service-provider performance, or decisions made by participating properties. Nothing in these terms excludes rights or liabilities that cannot legally be excluded.
Privacy
Our Privacy Policy explains how information is collected, used, retained, and deleted. Participating properties may have additional privacy practices and legal obligations.
Suspension and termination
Access may be limited or suspended for misuse, security concerns, expired property eligibility, or termination of a participating property's service. Residents retain account access during the configured lease grace period, while new reservations may later be paused pending property confirmation. Account deletion may be requested from profile settings.
Changes to these terms
These terms may be updated as ResiAP evolves. Material changes will be posted with a revised date. Continued use after changes take effect constitutes acceptance of the updated terms.
